Water is behind more landscape problems than anything else: lawns that will not grow, mulch that washes into the driveway, mosquitoes and wet basements. The fix is rarely complicated, but it needs to happen before you invest in new lawn or plantings.
We find where the water is coming from and where it can safely go, then give it a path. Sometimes that is a simple regrade. Sometimes it is a drain system. We explain the options in plain language and price them clearly.

What Is Included
Regrading & resloping
Reshaping the yard so water runs away from the house and off the lawn instead of pooling.
French drains
Gravel-and-pipe drains that collect water below the surface and carry it away from soggy areas.
Downspout & surface drains
Buried downspout lines, catch basins and channel drains that move roof and surface water where it belongs.
Erosion control
Slopes stabilized with grading, stone, plantings or turf so the soil stays put.
Why Central NJ yards hold water
Many yards in western Monmouth County sit on heavy, slow-draining subsoil, and many newer neighborhoods were graded with only a thin layer of topsoil on top. Closer to the Pine Barrens the soil is sandy, but high water tables and flat lots create their own problems. Knowing which one you have decides the right fix.
How It Works
- Consultation. We walk the property with you and look at what the job involves and what you want the finished result to be.
- Plan & Estimate. You get a clear written scope and price. No surprises and no pressure.
- The Work. Our crew shows up on the day we said, does the job properly and keeps the site clean.
- Walkthrough. We go over the finished work together and answer any questions about looking after it.
What Affects the Cost
Every property is different, so we price each job after seeing it. These are the main factors:
- Size of the problem area. One wet corner or the whole backyard.
- Type of solution. Regrading alone costs less than a piped drain system.
- Length of pipe run. How far the water has to travel to a safe outlet.
- Lawn restoration. Topsoil and seed or sod to put the yard back together afterward.
Drainage & Grading: Frequently Asked Questions
How do I know if I need a French drain or just regrading?
If water pools because the yard is shaped like a bowl or slopes toward the house, regrading may be all it needs. If the ground stays saturated for days, or there is nowhere to slope to, a drain gives the water a way out. We check both during the consultation.
Will you fix the lawn afterward?
Yes. Drainage work is finished with topsoil and seed or sod, so the yard is restored, not just trenched.
Can you bury my downspouts?
Yes. Running downspouts underground to a pop-up emitter or drain line is one of the simplest ways to keep water away from your foundation and off your lawn.
When should drainage work be done?
Before new lawn, planting or patio work, every time. It can be done in any season when the ground is not frozen.
Are you certified for drainage work?
Yes. We are an NDS Certified Professional Drainage Contractor. NDS is a manufacturer of drainage products, and its contractor certification covers stormwater management, drainage system design and installation.
